Thanks @Christian Paluzzi ! Congrats on the rentals at temple, there sure is plenty of action going on over there. Thanks for the advice, maybe I'll see you at one of the events!

Hi @Ryan D., thanks for reaching out. Congratulations on the Temple property, I'd love to hear a little more about that deal. Let's exchange info and see if we can help each other out.

@Troy Sheets Good to hear from another investor, I'm also thinking about getting into wholesaling. Definitely is a grind man. The coffee sounds good, let's exchange contact info in the private messages here.

I’m not sure how it works in your area, but Philadelphia keeps property owner names in a public online database, which even gives you the address of the owner. Your city might have something similar.

If you have trouble finding out who the owner is or getting in contact with him, I may be able to help you. This is basically what I do everyday.

Hi @Justin Johnson, thanks for the reply. Have you thought about just trying to talk with the person taking care of the lawn? Chances are they know the owner or could just tell you a little more about the property.

Hi everyone,

My name is Josh Kravets and I am a senior at Temple University, awaiting my finance degree. I was born in raised in Bucks County, and now live near Temple. I have listened to the BP podcast for a while now and I'm excited to finally join the community!

Some of my real estate background: my family is in the development business and I have been working in the industry for a couple years. I have mostly been finding and getting in touch with owners of distressed properties or forgotten about land, a lot of it going to the sheriff's sale. This entails sending letters and yes, cold calling. I work out whatever deals I can, usually to buy and hold or for the business to develop. Most of the properties have been in the Fishtown/East Kensington/West Kensington areas.

I am here to try to grow my network: get in touch with local investors and players in the market to connect and possibly do business with. Along with that, I love learning and I hope to learn from many of the experienced professionals on here. I look forward to branching out and getting to know all of you! Feel free to reach out.
