Rich Dad Poor Dad is the book that got me interested in business when I first read it. I also like The One Thing by Gary Keller

I would encourage you to google local hard money companies and reach out to them. The guys I have spoken with in my area are very helpful when it comes to analyzing deals (They do it every day). If there is a particular piece of the puzzle that feels off to them, they will let you know.

I have a campaign running in Philly and needed to use MLS tax record data instead of Listsource. Their reasoning was regarding some sort of law/regulation Philly has about data and marketing. Not sure the validity to it, just sounds like the city trying to prevent public data being used for marketing purposes

I list Reo properties in southeast PA. I was able to get in as a result of the recession when brokers were needed and they had the inventory to assign. Believe it or not I picked up my Fannie Mae account because they Tweeted that they needed an agent in my county.

Past evictions, criminal and once you have a strong candidate, visit their current residence.

I think its going to vary depending on the agency handling the voucher. I have property in Baltimore and they make it "fairly" easy. I must say I have been pretty lucky with my tenants. They take care of the home and call me when there are any issues.

I would start by paying off one card at a time. Make as high of a payment as you finances will allow and then move on to the next card when that one is paid off. You will need to at least make the minimum payments on everything else.

In our counties online prothonotary database we can see when the banks first file in the courts to begin the foreclosure process. They call it "complaint in mortgage foreclosure". I'm thinking about targeting this list myself.
