I don't know man, I would invest some or most of that money back in you. Get some sort of education on investing or use it on marketing to find deals. The goal for me would be to turn that 10k into 20+k. 

The "safe" option would be to use it to pay down debt. Wouldn't blame you there either

When I first considered buying investment properties for rental purposes, I set up an LLC. It offers a degree of protection (not iron clad). Also, it was a mental thing for me. Treat your business like a business. Now on the flips I have completed in the past, a majority of them were in my name.

I'm all for helping people that are in tough spots, however I think you should take a hard stance here. Sets the tone for how you do business as well. I would wait until they have all of the money up front

In my county in PA, I can go online to the prothonotary office and search for "Complaint in Mortgage foreclosure". This is the very first step in PA lenders must take to start the foreclosure process. It is a great way to find properties very early on in the process. Folks this early on tend not to be as motivated as someone on the sheriffs sale list, but there are a lot more of them

If the courses you took while in school count towards the required education for licensees in the state of PA, then all you should need to do is take the PA real estate salesperson exam. I think its about $100 to take the test. If you pass, you will need to associate with a brokerage and send paperwork to Harrisburg for your license.
