You definitely want your husband to be interested in the business, otherwise its going to be a nightmare for you if you try to force the issue of him getting involved. Maybe get into it yourself, share your stories with him (Successes and failures), then see if he can offer any solutions or advise

I agree with @Christopher Cousin on the tax planning piece of things. A good accountant will be in contact with your throughout the year to make sure you are making the right moves for maximum tax benefits.

I use video emails to market when I have a verified email address. Bombbomb.com is a service I use. You can track who opens the email and personal touch of having a video email is amazing. 

In my mind if you know it is a verified email address, this would be a better method over snail mail

I have just starting dipping my feet into the Bigger Pockets world (I know, where have I been?). 

I am a real estate agent/ investor located in the Philadelphia marketplace. Right now I am mostly interested in learning and discussing the marketing and prospecting piece of finding new deals. Can someone point me to the correct forum to learn some awesome marketing techniques to find motivated sellers?

I am a HUD broker in Pennsylvania and I always tell investors that aged inventory is their best bet on getting a great deal. Of course you need to place the bid to win. Also, every once in a while they appraise a house WAY TOO LOW which creates some chaos, but if the house is in real poor condition, most owner occupants won't want to touch it which gives investors a chance

I am a HUD broker in PA. If the pressure test failed during the initial inspection by the FSM, they will not allow you to turn on water. Also, in my region, investors would not even be given this opportunity if the plumbing did work. With that being said, I would have the rest of the house inspected (structural, etc.). Maybe you can negotiate with the inspector for a better price since they will not be there that long checking utilities.

I use Top Producer as my general database to stay in touch with Sphere, and to manage my transactions. For lead conversion and cultivating, I use commissions inc.

2 of my rental properties are rented out to section 8 tenants. HUD only pays a portion and the monthly rental rate is established by HUD guidelines. You will want to make sure that 2000k is even a possibility according to the guidelines. Be careful if the tenant has to come up with a large portion of the rent. I have been lucky with my tenants as they have generally cared for my properties in fear of losing the voucher
