Hey John, I've flipped about a dozen homes over the past few years. Nothing huge. Never made less than a 30% return and have doubled my money on a few. Only cosmetic flips. Paint, flooring, counter tops, some sheetrock work. Super easy! I don't stress much about the taxes, but yes you're going to pay 20-30% on that income.

@Deonte Ademiluyi I started with less than that by flipping a mobile home in a park, and worked my way up from there. You can do it!

@John Morgan you could flip a house using hard money or with a partner. Some hard money lenders are funding 95-100% of purchase and rehabs right now. That's how I saved up to purchase a few multifamily properties.

@Justin M. I bet a great opportunity is 45 minutes or less from your house. Why not focus on finding those? Researching other markets sounds exhausting.

@Dejuan Calloway you will really need to ask your lender how much it will cost.

A cash closing is typically $850-$1500

If a lender is involved it will be $2,500-$5 or maybe $7,000.

I bought an 8 unit apartment in Griffin in July that was 1.7% at the time of purchase. Its a 2% now and will be over 2% after January 1. Definitely look for value add!

@Troy Bailey big things are utilities. What kind, What are they make of and who pays them. Can homes be moved in and out of the park is very important, and what restrictions go along with bringing in homes.
