Their dog did poop on the newly sanded hardwood floors, though, so I guess I shouldn't say there was NO damage. Haha. We cleaned it up and it was fine, but I was freaking out when I realized someone had come into the house with about $15k worth of tools and appliances and cabinets.

Easiest flip I've ever done and the least profitable. Made only a handful of trips to the house. Loved how it turned out though.
Side note - always change locks immediately once you buy. I had someone come into the property because a lock didn't work right. Luckily no damage was done and nothing was stolen.

The yard a this house was harder to deal with than the interior. Was able to just do a cosmetic renovation inside but the waist high Canadian thistle in the backyard still gives me nightmares.

I'm not so sure there will be a dip in prices next year. At worst, a flattening. The people being hurt the most by coronavirus are service workers, and I'd bet homeownership rates among that group are a lot lower than folks with steadier white-collar jobs. I'm hearing of some job-shedding by larger white-collar employers, but anecdotally it doesn't seem to be really bad yet (like it is for service jobs). Seems like with demand where it is, even if there is a chunk of foreclosure activity that occurs in the next 6 months, the market demand is high enough to absorb it without dragging prices significantly.
Then again, I have zero statistics to back up any of what I just said!

@Joshua Fortner totally worth it. Super easy test and at minimum it lets you see houses whenever you want. I’ve kept thousands in commissions in my pocket every year. Plus I know I have my interests in mind in every deal, not just the goal of getting a deal closed like a lot of agents.
