Hi everyone - My hope is that this can become a thread for people to get recommendations for keyless entry and surveillance options, specifically for short term rentals. 

In my specific case, I'm looking for keyless entry options that would be good for 8 units in one building, so the ability to manage all of them from one platform is important. I've seen some options for security cameras built-in to the lock and other options that keep surveillance and door access separate. It would be great to get advice from others who have used systems like these in the past.

Any suggestions?

What liens survive a sheriff sale?

This is my first foreclosure property, so I just wanted to confirm the details. I already went to the prothonotary and checked out the liens on the property, and the only liens are taxes and an unpaid mortgage. I'm looking at a property that I'm estimating has an after-repair value of $150-155K, and it has a judgment of $147K against it. If I go to the sheriff sale at the courthouse and bid $120K, does this go towards covering all of the liens in order of priority with the lowest priority lien-holder left taking the loss? Or would my bid go to the bank holding the mortgage, and the property/federal tax liens get placed on the house to pay after the sheriff sale?

I assume the first scenario is true. Also, are there any other liens that would not show up at the prothonotary's office during a search that I should look for? 

Any other general advice regarding foreclosures is greatly appreciated!

Thanks for the reply! Is a good way to tell active/full-time agents from part-timers by looking at their number of active listings? Or might some full-time agents have fewer listings because they are selling their listings quickly or spending more time working with buyers?

Lynn, I especially appreciate your input about the exclusive agreement. I can see how that could be a trap that bad agents use to get clients.

Hi everyone,

I'm 21 years old and I'm looking to purchase my first home. I want to work with a real estate agent, but I don't really know where to start or how to choose. Should I just talk to people or post on Facebook and see who friends recommend? I'm afraid that I'm going to be recommended a bunch of relatives or family friends. Is that still a good starting place?

Any responses/personal stories (good and bad) would be helpful!

I am currently renting as part of a temporary job. My work was to go from approx May 15 - Dec 15 so I signed a 7 month lease for an apartment. I was pro-rated for the first month so I paid for half of the month of May, but I was told the lease had to go through Dec 31. I knew that I was leaving before then and was upfront with the property manager that I would be leaving before the lease was fully up. I recently talked to him and confirmed my move out date with him, and he mentioned that he had someone who might move in a few days after I moved out. Their move in date would be before my lease would be up (let's say Dec 18).  Is any of this legal? I would love some advice as to how I should handle the situation. I don't have a problem with someone else moving in before the 31st, but I would like to be reimbursed for that part of my rent.
