Hey, Rico! It was great to see you at our Volusia CFRI meeting last week. Thanks so much for coming out.
Expenses will depend on the property and the set up (for example, do tenants pay their own utilities or do you pay the, etc.). We have a 6-plex nearby in DeLand and our insurance (through Affinity Group Management/National Real Estate Insurance Group) runs us $133/month for fully occupied (it was less than that when we had fewer units occupied). Taxes will depend on the property, but you can look it up through the tax appraiser for your county and use their online calculator to estimate taxes based on a new purchase price. Utilities and other costs can either be pushed onto tenants or included as part of the rent (which can offer more protection for a landlord in some ways).
As for the historical costs for running the property, if the seller is unable or unwilling to offer their accounting for your review, you can always contact the local utilities to get a historical average for that property.

Hey Pam, just got three properties in Daytona Beach. They are all cash flow-cows. One is a 4-plex, the second is a 6/2 block house, and the third one is a 2/1 house (this one might be sold). Hope you had a great time at Augie's event!

Hey Raul, We have two local CFRI meetup groups in your area. One is Orange City and the other is in Daytona Beach. This would be a great start to meet local people in your market. West Volusia group meets the last Tuesday of the month and the Voluisa (Daytona) group meets the last Thursday. Message me and I'll send you more info, and if I can help just let me know.
