@Anthony Janke Personally I would consider a combination. Analyze and look for a good deal 24/7 over the next few weeks. If you find a good deal, pull the trigger. If you find a mediocre deal you will have to consider whether you would be better off getting started or delaying. Also consider that sometimes the actual closing of the property sometimes can be lengthy for various reason. If you can't find a proper deal in the meantime consider trying to find a more flexible living situation such as with a friend or a short term situation via craigslist. Is your friend/Landlord selling their property?

Soon my partner and I will start house hacking a duplex. I think throughout our REI career I plan on having a no pet policy. However I am wondering how this will work during the house hacking phase as we have a dog and 2 cats. I think that as the property owner, I should be able to have pets while not allowing the tenants to. I was curious if anyone here has any experience our thoughts on the matter. Thanks!

@Kyle Hern Check out David Greene's post about the core four. He also has a great book called long distance real estate investing. Don't forget about trying to find a contractor. Alot of times if you find one good team member they can refer other parts if the team.

@Mary Mitchell I think you are on to something. I dont see how that industry is sustainable long term. I think that industry will definitely play a role in the next "correction".

@Stephen Sparks I have been seeing this a lot recently, and at one point did the same myself. We can't necessarily worry about to the second property before the first. One of the fastest ways to scale is using what is called the BRRRR strategy. Also keeping in mind REI is best used as a get rich slow method. Keep reading the books suggested at the end of every podcast!

My partner and I have been able to cut all unnecessary spending over the last few months while working a bartending side hustle. I personally have realized I don't actually need as much sleep as I thought. The ROI on cutting spending often can be signifcatly higher than a "good investment" or second job. The first year or two are going to be a grind but the work put in now will pay dividends in the future. Currently we are saving about 65% of our take home pay. Keep reading and saving!!
