@Kelsey G. I am curious how this played out. I just went into contract on a duplex. Our Realtor suggested that we put in a $1000 limit since there was multiple offers and some were believed to be over asking price. Seller didn't bat an eye. I know the useful life left on the roof is short, so I am hoping there is some negotiating around that.

I am in the process of house hacking a small multi as well. Refinancing does not have to be part of the plan. My plan is to buy a good enough deal that, hopefully I can add a bit of value and wait for the tenants to pay the principal down past 20% equity (5-10 years ish). At that point I can refi and get out of the PMI. During that time I will recycle the cash flow into the next property.

@Allison Stewart I was thinking that the PMI went away after you hit 20 or 25% equity.

@Sean OToole Weird, right? Last week I was driving for dollars. Got back to the office and run the address through the county auditor site. Two of the properties had names of two folks locally who own the properties listed as "owner" and corelogic in Texas listed as tax bill mailing addree.

Can anyone tell me what it means when corelogic is listed for the tax bill mailing address? I have a very basic understanding of corelogic and listsource relationships and purposes, but not why they would be listed in those fields. Thank you BP!

@Amy E. I can not directly answer your question, as I have never sold a property. However, I went to an open house a few weeks ago of a 5 unit building. The realtor met us on the sidewalk and told us not to tell the tenants that the property was for sale and which units we could look into. As soon as we walked up to the building there was a man standing outside who immediately asked us what we were doing there. Haha. I was caught off guard so I just told him we were here to meet someone and walked past him up the stairs. I am looking forward to hear what folks have to say about this because the tenants had to have known the property was for sale. There was a realtor and random sets of people walking in and out of the apartments, looking around. Anyways, thanks for posting the question.

As a current resident of Columbus, I completely agree with @Art Mimnaugh. The east side of I-71 is different than the west side. As a new investor I am spending a lot of time around the city looking for deals and networking. Feel free to reach out in the future and maybe I can drive by something for you or possibly refer someone for your team.

That is awesome. Hopefully they will sell you the rest of their properties over time. I, myself, am about to start sending some mail. I am looking forward to speaking with the sellers directly and to not have to go through an agent, deal with multiple offers and be pressed for time. I am curious however, were you just mailing to the houses you would find while driving for dollars? Or driving for dollars and a separate mailing?
