I am in the process of purchasing a duplex in a flood zone. However we are planning to do sort of a hybrid BRRRR, long term with a substantial amount of equity at purchase. If our main strategy was to sell quickly I would probably move on to another deal.

There is a place in Springfield Ohio called the Stained Glass Barn. I used to go there as a kid with my grandma. They probably know the go to in the Cleveland market.

I also am currently in the flood zone worm hole. I however have had to, unsuccessfully, attempt to get my own LOMA. Can't really speak to the validity of the LOMA but I will say the FEMA office was actually very helpful and easily reachable for me. Also after a few calls to local land surveyors, all pointed me to one company who is the local food zone expert. He was able to give me quite the run down and handle quite a bit of the paperwork. Our property in question was rather interesting because at the date of last purchase it was not in the flood zone and now is. If you have the time and flexibility, also consider having the seller get an updated survey and LOMA. Our original flood insurance quote was $4200 and after an elevation certificate from the surveyor, it is now approximate $1200 I am sure someone will come along here behind me and have more beneficial info, but just wanted to add my 2 cents.

@Arlan Potter You should just hook up the fan to the light switch. Then they wont have a choice.

@Jameson Sullivan Well, how did it go? I am about to enter into a similar scenario and am wondering if the forced appreciation will be sufficient to cover the 20-25%.
