I am nearing the end of a journey of listening to every BP Podcast, Money show included. It appears that there is some issue with Episode 171.  I am currently listening to podcast on Podcast Addict. It shows Episode 171 Overcoming a devastating fire, but say the URL can not be found. The link to biggerpockets.com/show171 is dead and the episode doesn't exist on Spottily. And a sear in the forums revealed nothing. Maybe @Mindy Jensen knows? Thanks!

Really wanted to get over on Sunday and check it out, but *Insert excuse here*. It's gorgeous!!! Someone is going to buy it just for the fridge! Did you hire out the staging?

I have tried to take a holistic approach to all of this. Started in house with simple things doing the dishes every night, cutting excess spending and dialing in my personal finances. This helps build capital. In the meantime listen to the podcasts and read the books suggested. Folks often suggest buying a deal as soon as possible, but I say read 40 books in the next 6 months then decide how to proceed. All of the answers are there, you just have to gather them and put them into action. Start with @Scott Trenchs book "Set For Life".

I personally have not but had a similar thought the other night. I was reading an article about a company local to me that helps seniors move. Whether it is downsizing or to retirement homes. They are full service even helping off load excess furniture to local charities and such. I was planning on setting up a meeting to see about helping them deal with clients real estate. As I was writing this I have also discovered that there is the NASMM. National Association of Senior Move Managers, so might be worth a look in your area.

Sorry for the confusion. I just meant that since this is a numbers game every deal that does not work out, for whatever reason, puts you one step closer to a deal that will work out for you. Sounds like you are on the right track. You are out talking to sellers and have deals in the funnel. Some "investors" never make it that far.

Today I finished reading Jay Scotts "The Book on Flipping Houses". This is a wealth of information and a must read for anyone considering the strategy. He also wrote "The Book on Estimating Rehab Costs" which I will be reading next. The other thing to consider would be a fixed priced contract where you and the contractor settle on a price prior to beginning the work.
