Hey @Andrew Greene. Welcome to BP. I am originally from Columbia SC. I love Charleston! I have never been an agent and only have experience investing in my current market of Columbus. That being said, thanks to Bigger Pockets, I have already begun to create relationships with folks in many other states. Since you are 2-3 years out you have plenty of time to develop some virtual relationships ahead of your actual move. Since you will have to also work on matters in Cleveland prior to moving, I would set aside a few hours a week to work on Charleston. I would set up keyword alerts for Charleston, SC to find out who the players are that are at least active here on BP and get some insight into the market. Also use that to provide value and help folks in that area to start to circulate your name. I would take a similar approach with cold calling. Get on the phone and talk to brokers, find out who's who. If you are serious about having a successful career there, jump on a plane and spend some time down there once a year. Ultimately, in the beginning, you will have to just hustle harder than the folks with more experience.

@Marc DuLaney It was just a family owned business. C.R. O'Neil. They are brokers, agents and property managers. I was doing due diligence on a duplex that happened to be in a flood zone and I then found out that they managed the property next door. Since they have been around for like 100 years, I thought they might have a good idea of what my risk exposure was in that area. During our meeting he told us about a few properties that might be for sale. A week or so later, the seller of the duplex died and we made an offer on the 4 unit he told us about. Us and the seller were motivated. He accepted our offer and we had no request to remedy.

@Marc DuLaney I am also in Columbus and just recently closed on our first deal. A 4 unit! We found ours by networking with a property manager in the neighborhood that we wanted to invest in. Feel free to reach out if you want to chat.

I am a newer investor in Columbus. We are in the process of stabilizing our first building. A 4 unit in Clintonville. Although I am new to investing, I have been in Columbus since 2001. In coming years I intend to scale a portfolio of small to medium size multi family properties with long term partners acquired from massive networking. I would be more than happy to jump on a call and talk.
