@Robert Ellis This one was in Westgate. For those of you reading this who are not familiar with the area, Westgate is sort of a diamond in the rough of 43204. Rob actually has a recent analysis of the 43204 area. He can probably link that below for reference. The net profit margin was right around $25,000.

The next meeting for the Central Ohio Investor Network is MONDAY, March 16th at Smokehouse Brewery at 1130 Dublin Road. After our speaker, we will have a 15 minute "Have/Want Session". Our goal is to increase the focus of the networking in our group and we hope this session will help facilitate introductions and conversation. The session will allow those who are interested to briefly (30 second limit) address the group and say one thing they have to offer and one thing they are looking for. We do not expect everyone to speak, but this will hopefully help everyone find someone to connect with during the networking session. A few examples of statements that people could make:
Please try to arrive around 6 pm to network and order food and drinks. The speaker will start at 6:30 pm. As a reminder, we get the room for free, so please help us keep it "free" by spending some money! After the Have/Want Session, feel free to move into the space behind the meeting room - this will hopefully reduce the networking noise!! We hope to see you there! |

We love BRRRR deals! Just got the appraisal back last week on a textbook BRRRR deal we are currently working. Not only was it a more than perfect BRRRR, cash flow is at $200/door (duplex) after ALL expenses including property management even though we are currently self managing.
I will attach the BP Calculator report below. It reads a little weird because we financed 100% with private money at 12%. $55,000 purchase $30,000 rehab (Combined is $85,000 but in the calculator it won't allow you to add interest to rehab cost). We needed an appraisal of about $130,000 to be out 100%, it came back at $150,000. That's about a $15,000 check after closing cost and ect. Rents are $850 and $875 and one of the tenants is taking care of the lawn. We were direct to seller on this deal.

Hey Dave. My team is actively wholesaling, rehabbing and holding in Columbus Ohio. I would be happy to chat with you about some of the opportunities here.
If you are new to the game and haven't already, I would recommend reading David Greene's book "Long Distance Real Estate Investing".
You can spend $200k flipping houses in any US market. I would spend more time focusing on establishing a relationship with an operator. Boots on the ground. Flipping houses can be difficult even when you are managing them from the same city. Once you find someone you trust with teams, systems and processes in place I would want to start with a partial investment in a deal as a test run. If the deal goes well and you like your team you can continue to scale your investments. Investing the whole $200k in your first deal would be an unnecessary risk in my opinion.

@Ishmael Vir Like @Remington Lyman said, if you have a deal you will find a buyer. There are way more buyers than deals. If you really want to build a buyers list, scrub through the REI Facebook groups for emails. There are 1000's. Shoot me a message and I can get you connected.
