Welcome to BP! You have a solid plan. I think this is a fantastic way to start. One of the best things about your situation is that you are forced to wait one year before purchasing. In the mean time I recommenced diving into the podcast, the books mentioned in the "Fammoouuussss Foooouuuurrrrrr" and to start getting out and meeting people. For June's Session we are talking lending. We can't all afford to just pay cash for everything. As a group, we will discuss many of the possible lending options for real estate. Then we will break into smaller groups and work together to analyze the cost and benefits of the various methods. Who knows, there may even be prizes!

This should be a lot of fun. We'll split into teams and assign each team an investor profile including your team's funding strategy and budget. From there, each team will find deals, analyze a deal based on your team's strategy, break down the numbers, decide on an offer and present your deal back to the larger group. Best deal gets a prize!!

Welcome to BP! You are on the right track. The decisions you make over the next two years can propel an unstoppable real estate investing career. I would start with annualcreditreport.com or one of the personal finance apps such as Mint to get a look at your current score. As for credit cards, check out Nerd Wallet. They have some good comparisons of different cards. If you get denied you can look into getting a secured card. Secured cards have a deposit and generally a small monthly fee like $3. After 6-9 months you should be able to get a non secured card. Get cards with no fees and pay in full every month. I also would reccomend to starting making you way around some of the local meetups to start building a network. As well as beginning to analyze deals and neighborhoods, so when the time comes you will know deals when you see them. Check out the book "Set for Life" by Scott Trench. Welcome to BP @Bo Cochran. Real estate investing is used best a get get rich slow program and is very much a relationship business. Spending a good amount of time networking and educating in the beginning can save you headaches down the road. Seek out success stories and failures, learn from both. This is a prime example of why people are terrible at wholesaling. You come here to ask for help, get a response in less than 24 hours from someone very knowledgeable about your local market, and then just ghost? No wonder you are having trouble finding sellers, you don't respond for 12 days. Drives me nuts. Rant over.
