What's your cushion? What are the numbers on the deal? If your assignment fee is going to be $5,000, then it's not really a deal for you anymore, but you could still do something with it. If you're assignment fee was 10k, then don't be greedy, give them a bit more, and pocket 5 or 7,500 or whatever it is.

The web portal the other gentleman listed is an alternative, but I think they separate the data for city and county. That'll allow you to pull Milwaukee county data, but the city has its own records.

Google mymilwaukeehome.com, then follow that link and you'll find several of the city links. The one called mymilwaukeehome will have a place to enter address, and it'll pull the data. The city is doing some sort of data migration and updating, so code violations aren't currently available (last I checked), but it's in the works.

@Jeff B. I didn't know that was all they were used for...

@Al Anderson I don't think they're hated, but they are illegal in many places and certainly 'cheap,' also giving real estate investors kind of a bad rap for using some a lame marketing channel. My only objection is that they're so labor intensive to put out! I still have a bunch in my basement that I need to get on a better cycle with, but as soon as I got too busy, they went in the back seat.

However, many people use them successfully. I know a local wholesaler who got the majority of her first and second year deals off of bandit signs.

But they are kind of lame...

you have to go local. Just from networking I've found three in my area all at comparable rates, all legit. I'm sure they're out there, but I haven't even heard of these scams your talking about.

Hey gang,

  I know there's lots of Milwaukee cash flow investors on here, but I was wondering if we have any body that works the student housing and eastside (upper and lower) / Brady St. market on here?

  I have an investor I'm working with and I'm trying to help run good numbers and get an idea for ROR. Obviously, the 2% rule doesn't apply in these A class areas, but anyone have a cap rate that they expect or demand for the area?

  That'd be helpful in pricing properties.

  Or if you work that market I'd love to get on the phone and ask you a few questions.
