I would recommend talking to an attorney for this one - this way they can help you draft up and entire lease that you would be able to use and then you would know you aren't going to be getting caught up in the law if you do it all yourself.

Hey @Joshua Milam

I truly believe that in this industry the knowledge that you need to acquire comes from boots on the ground experience, mentors advice, etc. 

Other than that that I don't see college being that useful for this industry besides an economics/accounting/writing class. But, that may be because I am biased and skipped out on going to college myself to focus on real estate.

Hey @Zane Abner

My team and I currently only buy properties that have a 20% CoC return or greater with conservative rates. Anything below that we see as a poor investment for an STR.

Another one I like using is finding properties that cost $100/sqft or less than that. These ones are usually good for value-add/renovation projects.

Hey @Matthew Pride!

Philadelphia for buildings that are zoned CMX-3 or above. Poconos, PA is generally friendly for STRs but can be outlawed in certain areas due to HOAs. Pittsburgh is very friendly towards STRs right now but may follow suit with the Philadelphia ordinance down the line.

Congrats on adding the new division to your guy's team! I wish you guys all the success in your future endeavors! 

From my experience so far being in the PM industry one of the biggest things I have really noticed is how crucial it is to have detailed laid out processes for each type of operation you have going in within your business. Having every process laid out really allows you to open up more room for creativity/innovation from the people who work with you so then they can help you figure what is more efficient, what works best, and how to overall improve.
