Getting into Airbnb arbitrage can be a little tricky and can cost a large lump sum when getting started especially if you are dealing with furnishing luxury apartments/condos.

Post: HOA Short-Term Rentals

Hey @Andres Andrade

@Mindy Jensen hit this one right on its head. Your HOA specifically states that you can't rent out it out for 30 days or less so you're going to want to look to rent this one out on a medium-term to long-term basis. Also, I would never try and go behind your HOA's back and rent it out for less than 30 days as they can make your property a "delinquent property" making it so you no longer will be able to rent it out at all.

Hey @Jake Holmes

I would always consider using a 3rd party software to keep things more organized regardless of the scale that you are at. Otherwise, we currently use Guesty for Hosts to manage over 200+ STR properties which allows us to see all of our current reservations, future reservations, and financials. Then for scheduling cleans/maintenance tasks we use Breezeway which you can integrate with Guesty so everything is all in one.

Those numbers are pretty speculative but you can get there with the right management, location, and optimization on your listing. If you decide to self-manage you can see a higher CoC return but that's only if you take on the cleaning/handyman work. Otherwise, you will see around 10% of your gross revenue diminished from cleaning fees. But, keep in mind if you go this route you can charge a higher cleaning fee and recoup some extra cash on top of each reservation.

I have heard of ways to be able to refinance after you have 2 years of rental income proving income has been made. Given your situation now I would start searching for another lender that may want to accommodate your situation.

I'd love to help you with your numbers/estimates. I would prefer using Pricelabs over Airdna so you can see where your competition sits near you. 

Also, I would recommend using multiple platforms and not just limiting yourself to Airbnb/VRBO. You can't forget building a reputation with your own direct booking website and bookings.com, Mariott, etc. Don't limit your marketing in any way! Consumers are always looking across an array of platforms you wouldn't expect.
