I cannot believe in 6 years no one shared any thoughts. I am in the same boat. They do have full time, but also additional seasonal income. I agree with your thought to take that seasonal and divided /spread it in a 12 month case scenario. That's what I would do.

For Option A, for the show runner, what fee ranges is standard, is it a flat fee of ? or a percentage of cashflow or percentage of profit of sale.

For Option B, any recommended articles or resource on what interest to apply and how it is structured?

For Option B, creating a promissory note, is this a process one can achieve alone, if so what resources/articles you suggest to study/follow? or is this part of the process definitely a lawyer will be needed?

Thank you for reading. I want to put together family and/or friends funds together and buy a SFH to fix,flip or fix, hold.

Any one done this multiple times on their own and how did it work out.

example, I put 20K, friend 1 puts 10k, friend 2 puts 20k, family 1 puts 5k to have a total of 55k for down payment or repairs.
