Welcome to the site @Daniel Gorman. Those are all great motivators to get into REI, and will help push you along as you go. Having those skills and passions will also come in handy for sure.
Keep learning and educating yourself in REI - videos, blogs, podcasts, books. You want to make sure you at least understand where your money is going and how to best use it. It may take a couple of months, but find a strategy, market, and team to work with, and you'll soon be on your way to a (hopefully) great investment! Best of luck to you

Hey there @Dennis C. Bost II! This is super generic, but most everything under the "Education" tab here on BP is very helpful. If you want the basics, Rich Dad Poor Dad is a classic to get you in the mindset of investing, but doesn't teach a whole lot compared to other books. The Real Estate Rookie Podcast on here is a great resource, as well as all of the podcasts to be honest.

@Sabre Ormond First one is the hardest, but you learn so much and it just gets easier from there.
If you go to the "Network" tab, there is the "Event" section under it. Tons of stuff is put out here all the time, and you can narrow it down to your area. Also, use big keyword things in posts when asking around; saying your city/surrounding markets in your post will alert anyone with that keyword set up, and that can spark that conversation/networking as well. As far as membership, that's up to you, but you can easily learn lots just from free local meetups!

Hey @Charles Cogan! You're very right that some parts of Austin struggle with cash flow potential, but depending how far you're willing to go from the downtown area, you stand better chances at getting positive cash flow. Areas like Killeen, Taylor, way south towards San Antonio, may offer what you're looking for (as long as it's within a good distance for you). However, if you're also considering OOS investing, definitely weigh out your options and dive into them.
