Hey Allyn, I agree with everything mentioned so far: steady increases would likely be easier for them. A $200/month jump might be too steep for them right away, but slight increases each quarter/month/however may be more favorable for them, while still ultimately achieving your goal. Plus, if it looks like you are making an effort to keep them, they may be more inclined to stay on the property, which if they are indeed good, long-term renters is a major benefit to you.

It's great that you're already having that insight. Asking other students if their current landlords are considering selling is a great way to get a head start on the process. Assuming that these properties you are asking about are in the right spot that you analyze as a "good investment". Your next issue is probably going to be getting a loan while in college. You can always look to partner with someone, have a cosigner (such as a parent, etc.) - find a way to split profits/gains on the property, and have them work with you from there.

@Vincent Aguilar Hey Vincent, no worries if you don't feel fully prepared.  If it's just getting the license, you need to keep reviewing the material from your course - practice tests, flash cards, videos, whatever you need to learn as effectively as you can.  In terms of *using* that license properly, that will come with experience and mentoring, whether from a personal mentor, brokerage, and/or practice.
