I’m renovating a 700 square foot SFR. It’s a total gut job, so I have an open canvas for the kitchen. I was planning on including a dishwasher in the kitchen, but my mom (20+ years & 10+ properties experience) told me to consider not adding one. Any opinions on the matter?

I️ have a rental in Rockwall. You won’t have any problem renting in that area. Just check Realtor.com or Craigslist to get an idea of rental rates. As far as showing the place, I️ just leave a lockbox and give the code after I️ get a picture of there Drivers License via text. I️ also live within 30 minutes. Just another opinion, everyone else gave sound advice before me.

I want to trade my $100,000 paid off rent home for a 300,000 home with a mortgage. Is there a creative finance way to swap and subject to?

Does it take 2 people to buy a house? Sounds like an excuse to me. I buy rent homes with or without my spouses approval. It does help that she's onboard.

Your attitude is the same that I have. Being optimistic is great. Being naive isn't. If you analyze a deal from every angle and determine "I can't fail on this deal" then trust that decision. It made me $38,000 on my first flip and $50,000 equity on another rehab when everyone thought I was crazy.

I'm buying some duplexes that the owner will owner finance. For the down payment I'm using OPM. How do I offer my investors protection? If I add them as a lien holder won't that upset the person I'm doing the owner finance with? How do y'all do this type of transaction?
