I saw a couple deals in an area that sells houses really high, and I was curious on how much it costs to demo a smaller older home and rebuild a new home on the property? Nothing too big maybe 2000 sqft house with atleast 3 bedrooms?

Thanks

Good afternoon BP!

I had a question about a Short sale that I came across. I found a great property for $102k in my neighborhood, most houses in my area sell for about 170-190k. I was wondering if any of you were able to negotiate with a Short sale deal since it is a bank that owns the house and it might be harder to negotiate with them. It needs alot of renovations done to it, maybe new piping, ac, sheetrock work, it has some mold, needs updated kitchen and bathrooms, new flooring and paint. Is there a way I could negotiate with the bank to lower their price to sell to me since It needs alot done to it before I can rent it out? If anyone has any suggestions let me know.

Thank you very much.

Josh

Hello there BP,

I was wondering if anyone had an excel or some type of spreadsheet that you plug in the numbers for apartment complexes to show profit gain over the years along with operation costs?

Thanks

I am trying to learn as much as I can to invest in apartment complexes, does anyone have advice you can give me to working on getting my first complex within a year? How are you able to finance for them if you dont have alot of cash for the downpayment or have a partner that does either? I currently have 1 rental property and 1 flip house that I am getting close to selling. Though I want to move above and beyond residential houses in the future.

Thanks,

Josh

Wow, that is incredibly impressive! I wish I had the knowledge I do now about REI when I was your age. I have 1 rental property, working on flipping a rehab house and aiming to get my second rental property by the end of summer. Though doing what you did at your age is far more impressive!!

Does anyone know any contractors that work in the Baytown area? I have a flip home that I purchased and would like for the work to be started as soon as possible. I have a set budget and a scope of work that I want them to do.

Thanks
