I haven't done anything sight unseen but once while traveling with work I bought a place in GA. I live in CO. I had enough time there to look at a few places and get the lay of the land, I knew there was a company coming to town and 5000 employees were on the way. It was my first investment and it wasn't much of a deal but on a 15 year note had rapid debt pay down and years later was able to refi and purchase a mulit-family. I still have the house and it appreciates every year - I have a great property management company after firing one that was giving me the run around. I'd say good management is imperative to making the deal work. Sight unseen I'd say it would be great to have an amazing local realtor who is trusting and knows great people and great management options. If that deal was out here in CO it would be scooped up in minutes.

sounds like fun - Colin from roto rooter has been my best plumber beating all the competition and doing a stellar job. Elite drywall is a great drywall company. Phases electric is good. Don't use Rockhill Electric they are expensive and the owner on numerous occasions came in and asked for more money. Painting I highly recommend "Steady Hands Painting". If you're looking for granite  "green acres is decently priced and have a good finished product.

Stay away from phases! They charge per form I was astounded how expensive they were and I did most of the accounting for them. Won’t be using them again.

I would walk the property with a general contractor and a realtor. The realtor can tell you what needs to be fixed like the garage etc and the contractor can do the fixing. Once you get your numbers right use the bigger pockets calculators to crunch your numbers.

words of advice from me would be to rush into anything, make sure the numbers are right, and if you make a mistake making it early is good because you will learn from it.

A primary residence and House Hacking is always a good place to start - you can buy a duplex live in one and invest in the other. Whatever you end up doing if you have questions are need any guidance I live locally here in the springs would be more than happy to talk real estate with you.

Welcome to t he Springs, prices are going up, up, and up. Cash flow properties might be better looked for in areas around South Circle and Platte avenue - maybe even push down to Fountain or Pueblo. I would only look at multifamily properties in those areas. 

As far as buy and holds there are two districts that are most desirable here D12 and D20 people argue back and forth which is better but D12 is the best. You can see the borders and address lists for both via google and the school sites. Great school districts creates demand in your rental and if there are no multi-families you can look for mother in law suites for that extra income. 

80903 has seen the most appreciation so far with the southwest area rejuvenation, as for whats coming next i don't know for sure. Ivywild is a neat area lots of older single families and the big Bristol Brewery right there. PM me if you have any questions.
