@Mark Brogan after you have taken over the property sub2 how do you go about insuring the property. I am currently working on a sub2 deal and have come across this question.

Hello I see that you are in Menifee the closest one to you that I know of is in Temecula. If you go to meetup.com you can find it. Just be careful they will attempt to sell you on their online course. Best of luck on your deals.

My opinion is that it's going to be difficult to find a successful investor yup run your flips while you're in a different state. What role are you trying to play in this scenario and how can you help an already successful investor.
