In full disclosure I don't have any rental properties but the brrr method seems pretty solid.

There is contract templetes in the biggerpockets file place. However I would have an attorney look them over.

I wouldn't stop mailing letters or postcards to those same people. However there is a program I've heard of on the podcast called if this then that you might want to look into for automating your craigslist searches.

I would like to start off by saying thank you for your service. Have you listened to the podcast they are full of great advice And can point you in the right direction.

I would begin by listening to the podcast they are full of great tips for direct mail. Also I would be more concerned with how consistent and persistent you are over what you drop in the mail box.

There have been a few podcast that talk about direct mail. A couple that come to mind include Michael Quarles and Danny Johnson.
