Thanks!....What you are seeing is clear 12 foot wide plastic with lots of paint on them from the ceiling. I wish I had that many drop cloths I love those things.

Here is an update on my strip center redevelopment. We have painted the ceiling and the walls have been  pressured washed to have them painted.  i'm surprised how much the painting on the ceiling has brightened the place. Here's a couple pictures.

1st thing you need to do is check zoning and see if your city will allows self storage.

10% is good rate for what you are doing. How many deals have you done. I am guessing not many being you are asking about the rate.

I use betco. Web site is betcoinc.com but I would just let them put the buildings up.

All my places have a slide gates. I am just not sure I could comment on which one is the best. Sorry maybe someone else can make a comment about their gate experience.

Two of the Self storage facilities has a full time employee and the other has a full time employee and a part time employee. We also have three more full-time employees one of those is a maintenance person. To fill in the gap's we also use  contractors.

For the self storage management software we use Web Self Storage. It is just so much cheaper than others. And for our rental  property management software we use Appfolio.

This is my 3rd Storage facility. All located in Tennessee. We also specialize in Single family homes up to apartment buildings.
