My final suggestion (should have been my first) is to read the 4 hour work week by Tim Ferriss. This book will adjust the way you think about time and will definitely help you develop a mindset to better organize your time.

I'm very new to RE and still have yet to do a deal but am trying to learn as much as possible. 

I want to start reaching out to contractors to see if they would be a good fit but I don't know what questions to ask. I would also like to know if there is any specific info I need before contacting a GC.

I am looking for single family homes or 2-6 unit MF to BRRRR and want to be as prepared as I can be for when I get my first deal.

Hey BP, I'm wondering what your strategies are for staying focused and organized. I find I have a lot that I want to accomplish during the day but often forget some tasks or take way too long on one, leaving little or no time for the rest. These tasks range from just doing laundry, cleaning my house and learning more about RE/business to making sure I set time aside for personal things like family, friends and my many hobbies. 

On a related note, I like to add things to my to do list and want to start taking notes to remember later on but I am still figuring out the best way to do that without crowding my small notebook I am trying to stay organized with. Any suggestions on best practices for what I mentioned is greatly appreciated!

Impossible, because I see value in most homes I see; the possibilities are endless. If you want the greatest flexibility to look on your own, go get your own license. That's why I did it, not for "a job", but to increase my knowledge, and to help myself - now I help others too.

Thanks Steve! Great advice, I really appreciate you sharing. I have no problem putting skin in the game and am excited to dive in and get my hands dirty. 

I want to respect the investors time as much as possible. I have thought about getting a license but I think I will wait until I have more time to dedicate to that.

I am located on the west side and am very active in the market. I would also check out the investment groups out there. WIN (West Side Investors) is a great place to meet other investors and people that are working in the business as well. As a leasing agent, you may want to join NARPM (National Association of Residential Property Managers) and attend the local meetings to meet more people in the business.

Season got cut short last season, so hopefully this year will be better up at Meadows. I know I have a season pass from last year that I heard rumors they will give a discount for. Also, if you race at all, happy to introduce you to the guys at SVSC.

Hey AJ, thanks! I am not working with a broker yet. I have started "driving for dollars" in my spare time to see if I can find off market deals. Found a few and am working on contacting the owners. For the pro-forma, I have not created one yet but it is something I plan to work on soon. 

Thanks for the suggestions on the different groups, I will definitely look into those.

You will get a discount for this years pass, just make sure you have the pass ID when you purchase a new one online! I only got 15 days last year, hopefully this will be better. I don't race, but appreciate the offer! Park skiing and freeride are what I do for now, though I did just get a touring setup and am going to give that a go this year.
