@Eric Hamilton You'll definitely want to get with a tax pro (and soon!) to forecast what your tax picture could look like under either scenario. Donating property will require an independent appraisal that will need to be included with the return.

@Horacio Gutierrez Given that your wife is a CPA and is already required to complete continuing education credits, she might as well search the various CPE providers to take real-estate specific courses. A web search of "real estate taxation CPE" will yield quite a few options. The same search will also show reference materials that could be helpful (CCH/Wolters Kluwer has one that might be what she's looking for).

@Travelle Mason If you're looking to consult with someone, look up Peter Harris with The Apartment Consultant. He's based in SF and specializes in master lease agreements. He presented at a meetup I went to in the spring - super interesting information.

@Kat Malkowski I agree with @Mary M.. Running a profitable boarding business is challenging, but not impossible. Services is where you can capture additional revenue - dry board vs full board, stalls v pasture, lessons vs training. If you're able to create a facility that reputable trainers would want to move their business to, that can be a sweet spot (then you can collect board from the clients but also a facility fee from the trainer). Trailer parking and haul-in fees can be nice add-ons. If you can provide and maintain top-notch footing, you can absolutely charge a premium for board, as that will be the first complaint your boarders will have. :-)

Big thank you to everyone who came out yesterday! I rolled in super late (shortly before 2p) and plenty of folks were still there, which was great. It finally wound down when the last of us called it a day at 3:45p. :-)  It looked like a good time was had by all.

We'll have to plan more in the new year!
