new investor currently whole selling and focusing on small multifamily house hacking using the stack method!
my recommendation is you start listening to the bigger pockets podcast and definitely read the books!
find a local reia meeting and listen to ask questions and start building a network of contacts/ relationships.
narrow down a strategy you really want to follow and stick to
single family rentals ?
short term rentals?
fix and flip?
house hacking ?
ect.
real estate is a broad term
so I would recommend narrowing down a niche you'd like to stick to!
find your why and stick to it consistency is key don't be stuck in analysis paralysis (ever learning but never taking action)
I sure was for a couple of years !

particularly a 3 bed 2 bath home
house is gutted No windows
no ac
needs new roof
south Dallas
I know it varies on location property size ect.
but what is the average cost you seasoned investors pay per sqft
what is the average price for a roof ?
ac ?
wiring ?
restrooms kitchen ect?
just trying to narrow down costs for when I estimate costs
currently waiting on the book on estimating rehab costs to arrive

I always start my rehabbing estimations with the square footage in need of repairing in a particular area. For an example; in most South Dallas neighborhoods, the rehab cost is generally between $45 and $55 per square foot. In North Dallas its between $65 and $75 per square foot. Than you add some upgrades (at costumers request)to your cost of square footage. For me, that a great starting rehab estimation. I hope this and the other comments will help you fill comfortable with your rehab starting point.
