Hello BP,

I would be very challenged to determine estimated repair value on my first wholesale.

That said, can I bring a contractor with me to give estimations on the repair costs.

I feel this would help me spot things I wouldn't know to look for.

When checking out a house, are there some serious issues that should tell me that the deal is going to cost A LOT of money?

As long as it's positive cash flow, you need to determine if it's right for you based on your desired criteria (ie. $/door)

If $100/door is your goal, then you are great! If $400/door is your goal, then move on.

Just make sure those numbers you were given for rent are accurate!

Hey BP,

I've been riding my bike around town trying to develop an eye for distressed properties.

I've been seeing some worn out roofs, holes in the wood right under the gutter, and general lack of maintenance/outdate style.

In addition these things, what do people look for when driving for dollars?

Also, what are some RED ALERTS that you should stay away from the property?
