@Ken Boone Just finished one up for that. Doesn't include land costs, but still well short of the per sq ft price cabins are going for up there now. To be clear, I'm not talking about a spec cabin these builders list on the MLS, but a true new ground up build where I am essentially the project manager. Yes I have a GC which does most of the work, but you obviously still have to manage your contractor. PM me and I'd be happy to share their info, but he's already swamped and told me multiple times he's not taking new clients right now. Worth a try though.

If building you’ll need to find a contractor ASAP. The bad news is it’s a difficult journey. The good news is you can build and furnish for somewhere around $200/sf and it’ll be worth over $300/ sf at current market values. Thats a lot of equity you can create out of thin air.

Have an architect drawing plans for my next build in PF now. It’s anyones guess on what demand will be for 2022 right now. Darned if you do and darned if you don’t.

Anything you look at now that is priced right will be gone by January. Get with a realtor to get set up on auto emails in your buy box. More specific the better obviously. I recommend The Short Term Shop. They are awesome.

I let Pricelabs do my adjusting. But have raised my premium on bookings more than 60 days in advance.

Agree with @Dave Stokley. If using a PM the local ones seem to do a far better job.

Google “county/city name” planning and zoning. Most have the regulations in a code of ordinances on their website or use something like qpublic.

A lot of municipalities are getting some pretty in depth GIS systems which helps a lot with searching.
