I have a condo in PCB. HOA fees are on the lower side compared to some but it covers everything except electricity bill. I'm not a fan of some of the regulations though. For example, my HOA only allows a max of 2 parking passes for the parking garage and my condo sleeps 10. So if there was a set of 3 couples who wanted to drive separate my condo wouldn't be an option.

@Courtney Bass you are correct. I couldn’t get a peep out of either property manager of gross revenue. I tried to word it in multiple ways but nothing.

On a related, but separate note…my wife and I stayed there back in March when we were looking to purchase. I still get weekly emails from them about available dates which leads me to believe they are definitely not maximizing occupancy. Most the the calendars I’ve looked at on Airbnb in that resort have very few bookings.

Go to Facebook and search for “insert city name” vacations rental owners. For example… Panama City Beach vacation rental owners. Click on groups and you’ll find a ton of good resources.

Blue Ridge has historically been a good market. Airdna, mashvisor, keydata, Rabbu can help you get an idea of occupancy numbers.

A product like Stayfi will allow you to capture guests emails so you can market directly to them in the future for return bookings. I don’t think Airbnb and VRBO are going anywhere though, but nice to have the option.

Both areas are good. Cash flow will be deal dependent. Ask yourself where would you like to visit more then dove into that market research.

The polywood is expensive but awesome. Large tree logs/stumps work just as well and are harder for guests to move. Also looks “rustic”. Unless they try to burn them as fire wood.
