Ring floodlight cameras

Schlage encode or whatever your local handyman feels comfortable with

Towels/bedding-whatever my cleaners recommends in that particular market

Streaming services if available, dvd/blue ray player

Honestly just proper auto messaging through your Management software takes care of most items and makes the guest feel like they are being checked up on.

Depending on how many you have you may be able to convince Host GPO to allow you into their system. If approved they have substantial discounts with a variety of vendors. Otherwise Amazon and Walmart will be your friends

Depreciation is just like a regular SFR rental. Would recommend looking into a cost segregation to accelerate some items.

It also depends on how you report taxes. Schedule E vs. Schedule C. It can make a big difference.

@Kyle Smith I like the idea of building again in the Smokies. So much so I actually just put another piece of land under contract today. Permitted for 6 bed septic so pretty excited. If you have a good builder that you trust you can have instant equity when the build is done as you probably know. It's like a new construction BRRRR deal.

It can be disheartening at times when you see others acquiring property after property and you’re still waiting on yours, but I think it’s worth it.

Other than the Smokies I really like the Florida Panhandle. Since it’s the off season properties are sitting longer because people don’t want to carry them through until next summer. I believe this market has a more limited supply also. My condo is in the first new development in PCB in a decade. Low supply + high demand = $$$.
