@Allen Meringolo I like that it’s free, can upload all my documents and receipts, app is user friendly for the most part, and already has a lot of accounting categories pre-set up.

I use Stessa. It’s not automated, but does good as long as you only have a small portfolio of properties.

My cleaners take care of mine. They have 2 sets. That way each time there is a turn they bring a fresh set and take the used set with them to wash and use on the next turn.

My realistic goal on $1 mill property is $75k+ before taxes. Correlates with a 30% COC return with a 250 K down payment

@Jon Wright I agree! It reminds me of 2012-2016 when everyone seemed to be flipping because there were so many deals. The question now is will it last? Is it a bubble? Institutional money largely hasn’t entered the space yet so we’ll see.

Go ahead and do it. Those softwares are cost effective enough that it will not break the bank and you can go ahead and begin familiarizing yourself with them. Check out market dashboard in pricelabs and go ahead and tweak your automated messages in your channel manager.
