Airdna isn’t 100% accurate but it can be a decent baseline depending on the market. I typically subscribe for 1 month when I’m bringing on a new property to get a feel of seasonality and I like to click through the different metrics for what it says for revenue at 50%, 75%, 90% to get a feel for the disparities in properties in the market.

@Kaitlyn Castillo I did a cash out refi on a long term rental then contacted The Short Term Shop. They introduced me to one of their agents and the rest is history. There’s also a ton of content on youtube now and just reading through this forum helps a ton.

@Kaitlyn Castillo yes. And with modern technology like pricing and property management software it is relatively passive. 15-30 minutes a week.

Local lenders in those areas can tell you if the condo is “warrantable” or not. They should have a list of the popular condos there and if they are warrantable or non-warrantable. You’d be surprised at some of the ones that were warrantable.

@Sean Harris I can’t speak to your actual question as I’ve only owned there for just over a year, but my prediction is income in this market will level off and settle into a easy gradual growth up to the point that @Collin Hays is talking about. People are moving to the southeast US in droves after the pandemic and mostly from more expensive markets. They will continue to go on vacation, but instead of going to the Rockies a certain percentage will come to the Smokies. It’s a numbers game. 

Also this area continues to add attractions. Check out on Google what the Eastern band of Cherokee Indians just broke ground on in Sevierville for more info.

I got out of analysis paralysis when I finally realized the risks of NOT investing were greater than the risks of investing.

No recommendations on the HELOC but I've had multiple lenders tell me that to recognize STR income you either need 2 years or be able to show it on your tax return. I bought one last June and to qualify for another 90/10 had to get my taxes done in Feb. this year. After that no problem. All depends on the lender though. Let me know if you find one that will honor it sooner!
