I am also new to wholesaling and started my google voice number and I need to learn a bit more about google voice any tips? I currently downloaded the app on my Iphone and the only draw back is I cant separate the two voicemails???

@Anthony Davis thank you for you inquiry, I have changed the previous recorded message to google voice default for now. But I will soon change it to introduce my self and for callers to leave a voicemail with details.

Thank you for the Input. So if i got it right, you are saying that I should build the friendship with the customer and try and get as much info out of them and prepare an offer, send it and move on? hahaha or wait for them to call back.

You do have a point I do need experience and going trough the process even with out a purchase will give me just that...

Wanted to update you. I sent out my 1st letters this past weekend on 05-27-15.

So if I receive a call from a motivated seller, can we meet up and possibly work together on my 1st deal? I need some advice on what to do next once the calls start coming in?

Hello Everyone,

So I sent out my 1st hand written letters this past weekend to some tax lean, and others where properties that I wrote down while I was doing the Driving for Dollars.

So I have an issue I have received a few calls to my google voice phone number that was on the letters. But the problem is that I have a full time Job that they don't allow too many calls. So I set up a greeting explaining a bit about the business but no one has left a message? I am not sure if my message explains the business well or they are simply not motivated caller? 

I'm worried that my pre-recorded (screening) message might be deterring potential sellers away?

My message says something like this

"You have reached Jose, If you are calling in regards to the letter I sent you... this is what we offer: *Buy all cash, *Close at your convenience, & buy as-is. if you would like for us to call you back please leave a message with your name, address, asking price, and reason why you want to sell...ETC..." 

What do you guys think about this?

Should I not be screening callers like this or should I simply pick up the phone and go outside and hope not to get in trouble at work?

I am finally finished with the 1st postcards and I hope I can sent them tomorrow night as I was told by @Adam Gratt to get a POBOX for the return address. I purchased it but all I have to do is go to the post office and turn in the paper work. Thanks Adam.

I am also a beginner wholesaler in Moorpark, and I personally was thinking of writing a weekly blog or post of some sort after reading the book "The Art of Non-Conformity" By: Chris Guillebeau . I would like to read yours and find out if you have done your first deal yet?...

But since I have been so busy on trying to get my mailing campaign out I have put that aside for now.

The niche that I am going to pursue is purchase wholesale homes and fix & flip, some of the homes I will turn in to Fix & Rent for cash flow. 

Any advice to a newbie looking to get his 1st deal???
