@Amir Saeed my two cents, I am a new investor but looking to invest in Baltimore. I have looked at several properties and one thing has stood out, lack of off-street parking. I could not tell if there was any alley access from the pictures so I don't know if this is actually doable. If the property is not near mass transit, the likely buyers would have a vehicle. I could be wrong but I believe the prospective buyers would appreciate off-street parking over a patio or green space. You/they could always put a deck over the parking area for outside space. To save on costs, simply clearing the area to make it visually appealing should suffice. This may involve breaking up the concrete and leveling to entire space. You want to make it attractive to the buyer or at least allow them to visualize what may suit their needs best.

Congrats @Bobby Burches on your first deal! I'm still getting educated but I feel like my first deal is just around the corner. 

@Paul Timmins is right about the J Scott books. I'm a quarter of the way through the first one and it has been very enlightening.

@Account Closed, one sure show stopper is eligibility for govt-backed financing (i.e. FHA, etc...). While out looking at a property once, the RE agent told me that the property was not eligible because of weak financials. This let me know that that there may be a rate hike or special assessment in the future. Condos still seem like a good strategy. Some lifelong renters that are tired of the sporadic nature of apartment rent increases but still favor apartment-style would prefer a condo unit over a single family property.
