@Ned Carey, I stand corrected. What I was referring to was that the prospective tenants are "vetted" in the sense that they have been determined to be legitimate with an eligible voucher. This helps significantly as compared to regular renters when determining ability to pay rent consistently. You are correct about Baltimore and other areas in that the landlord is responsible for screening the prospective tenant for criminal record, sex offender, etc... They even have a link on the website to Chexsafe.com. Property damage recovery risk is a challenge regardless and I would imagine a little worse with section 8.

Congrats on your first deal! It's great that you were able to succeed despite the multiple setbacks and now have a very profitable property. I'm fence sitting like @Jim Fus but realize that if I am to accomplish my long term goals, I have to quit messing around and get in the game now. Thanks for the inspiration!

@Tim Pass I too am looking to buy in and around Baltimore and focus on Section 8 tenants. I like the aspect that the rent is more or less "guaranteed" and the government vets the tenants for you. I'm still learning the "do's and dont's" of the process and have given myself a 3-month timetable (or less) for buying. Yes, the YouTube stuff shows the downside of it but there are many more stories that are positive. I think about it this way, if it was as bad as everyone says, then no one would do it and if they did, it wouldn't be for very long. So, evidently it must be doable and in the greater sense, profitable.

@elizabeth

@Account Closed Thanks for the welcome. I've been checking the Web for info on meet ups and am considering the BWI group. Plan on checking the forums to find out about more that may not have a Web presence.

@Russell Brazil

Thanks for the welcome. I was originally only focused on Baltimore City but there are some cons to that market that I don't feel I have the experience to take on right now. Reading the posts have opened my eyes to my own backyard. I will look to investigate more locally for my first deal.

Hi, I've been listening to the podcasts and reading the forum posts and am ready to take the plunge and get more active if I plan to achieve my RE goals. I look forward to learning from everyone as I work toward making my first true REI deal.
