@Patrick Drury Is that something I can make them do/use? What if they don't use it or use their own thing, idk. I've never heard of mojo dialer.

Hey, for anyone who's hired an online person to make cold calls to find property owners. How do you know the "cold caller person" actually called those property phone numbers and not faked everything? That's my only concern with paying for a person to cold call property owners. 

Seller financing is best for what type of real estate deal? I want to buy semi-run-down homes and fix them up. I've noticed no bank in my town doesn't want to lend money to me. 

Is the HELOC equity automatic in the property to use for the BRRR on the next property once you own it? After one year of owning and renting out the property with a tenant.

Today, I spoke with a local bank loan officer telling me that's not how it works. I think it was because her bank doesn't do it.

@Conner Olsen What part of Austin was your deal in? I went to Texas State University in San Marcos. You should explore that housing market. The city is passing out building permits like candy to apartment developers before I left this past year.

I need motivation and inspiration. I've dug myself out of credit card debt and fixed my credit score. Plus I've been saving money.
