I posed this question on a recent forum post and got this response:

To address your question we have to pause on the idea that you implied of "perfectly good".

Is perfectly good the simple notion of payment history?
Is past performance indicative of future results? (credit)
If performance fails can the remedies be enforced? (compliance)
If the remedies can be enforced is the collateral sufficient to support recovery? (equity/discount)

Great response btw, but my question now is, is this really possible in today's market/climate to buy a seasoned performing note (with equity) for 60-65 cents on the dollar?

From what I've seen it's closer to 90 cents on the dollar. Clearly I'm not looking in the right places.

 Why would someone sell a perfectly good seasoned performing note for 60-65 cents on the dollar? That doesn't make sense (to me that is, I'm sure you have a very good reason for saying that). And, where would someone go to find such a note?

If I take out a line of credit against my primary residence and lend it to someone for a fix and flip, is that considered brokering since I'm lending out someone else's money? If so, would a brokers license be required?

 I'm not trying to obtain my licence either. I was just wondering if the 4th edition was better than the 6th. Sometimes they ruin a good book by updating it. I have some Engineering books that most people prefer the earlier revisions. Thanks

 Why did you choose the fourth edition of the principles of real estate? There is a 6th edition that was released in 2013. Would that not be more relevant?

Andy Pillinger here's a tip for you. You can tag someone by writing the @ symbol and start typing the persons name. The link to the person will show up below the comment window.  I understand that the deals can be structured anyway the lender and investor agree to but is the rate of 14% annual return a reasonable rate to expect for a private money loan? 

@Dmitriy Fomichenko I have been in touch with Equity Trust about transferring my IRA into a self-directed IRA so that I can start private money lending. Are they a good company to work with? or is there someone else that you recommend?

@Jay Hinrichs good advice. Thanks. I'm also thinking of investing in notes inside a self directed IRA. I'm in the middle of reading a thread started by Dion a while back. Some good information in there. You seem to be pretty knowledgeable on the subject. I might be coming to you for some advice. Thanks again
