Hey All,
I have a group of investors looking at things in Vine City, Atlanta, GA. There is so much potential there, yet it will take some heavy investment to get it looking like what is going on at all sides. Downtown, Atlanta is making great strides across the Bridge, The New Stadium. The Renos going on in West End, Adair Park, and Capitol View, and the huge turnaround that is going on in the Westside and Marietta Street. I see that area changing and I am looking for properties in that area, for my clients. Any other investors currently working in that area?

I just had a competitive situation, that I lost. I was trying to turn a customer into a client and another agent won, due to their strategy in helping out-of-state investors. I lost the battle, but I wanted to turn that situation into a learning experience and ask my out-of-state bigger pockets investors what strategy they look for in an agent?

You may have to come into the city to find the good deals. I have clients that come in from East Cobb because they can find better deal, that involve lower capital in the SW Atlanta area. 30310 and the 30344 zip codes seem to be where the good stuff is at. This would include East Point, West End and some other neighborhoods. I recently completed my first flip, and it was in the 30310. West End Historic District, to be exact.

Wow, great thread! I agree with everything that was said about the 30310 and the 30344. These are great properties that I have seen going up in values. You still need the cages. Best thing I can say is KNOW YOUR NEIGHBORS. Talk to the people that own around you and become their friends. They are the community, and they will look out for you like family if they know you.

Working with one agent breeds loyalty. I have one investor that I work with. They use me, unless when to go through a wholesaler, and I will list their properties. I am so loyal to them. I send them the best properties first. Loyalty breeds loyalty. I have ran into way to many investors that want all of your information, want to take up your time showing them properties, yet they have an agent. It's hilarious!

@Kevin Polite, Flips have sold as high as 260k in West End. Westview has hit 200k for some of its properties. Don't sleep on West Atlanta, especially SW Atlanta!
