Hello,
I have a multifamily property in Waco. Our current PM company is really bad when it comes to communication. They never notified me even when the tenants were moving out and the lease expired. The reviews on Google are mostly based on tenants, I would like to get a recommendation of a good PM company from a landlord .

@Michael Ablan Looks like you understood what I meant :) I meant whether anyone has tried to buy a fixer upper with hard money loans. Fix it up, build equity and refinance.

I would like to know about the Waco rental property market. Do properties generate cash flow? What are the good zip codes and areas in Waco where a landlord could potentially find good tenants.

This is a 3 Bed 2.5 Bath 1600 Sq Ft. SFR Asking Price is $150k. The price is comparable to properties in the area which are turn key. I am not in position at the moment to do a BRRR.
I plan to do a Buy and Hold. Taking a conventional bank loan. I have taken into account the CapEx, Vacancy , Repairs , Property Taxes, HOA and the initial investment. The result is a mediocre investment with 5% Cash on Cash ROI. However I own another SFR in the same area, and the prices have appreciated by at least 7% in the past 8 months. I do not intend to do a short term sale. What attracts me to the area is the medical center with prospective tenants who work/study and would like a shorter commute.

I am analyzing a deal near the San Antonio Medical Center. The area is great for rentals as its 1 mile away from USAA and the South Texas Medical Center. However on analysis, since the prices have gone up in a year I am seeing only 5% Cash on Cash Return. The property is kinda turn key with the roof and flooring replaced. I would like to know whether this is a good investment since I am seeing a good appreciation for the properties in this area.
