Hi Rene,

I don't know that market personally as I haven't had anyone ask me to analyze Charleston SC yet. 


Finding regulations can't be either really easy or challenging just because not everything is always so plainly laid out on google and sometimes requires a little digging or asking around. 

Regulations can change and you can get a better feeling by looking for news articles or press talking about potential changes as well as going into local Airbnb FB groups.

Long term goal: Rental income 

Short term goal: Scaling up sources of rentals using the VA loan

We wouldn't house hack if we bought in MD as the places we would consider buying are condos in complex we live in. I'd be able to save $800 of my tax free housing allowance.

If we bought in Virginia house hacking would be preferred as we wouldn't be able to save as much of our housing allowance.

What matters is what your expectations are. If staying close to where you want to be is most important than go the condo route.

Either way , it sounds like you are determined and will do well. Just define your investment parameters and expectations before moving forward.

Long term goals would be having positive rental income but that would also mean tying up a lot of debt to income in one home. Just looking at the return on rent to the price currently doesnt make a lot of sense to buy. I feel I would be buying in Hope's of appreciation due to Hq2 moving in. Let's say they dont move in though for some reason, then I have a home that just barely covers the mortgage and have a lot of debt tied as well.

Hello BP community,

Am stationed in DC and have been prequalled for 400k with the VA loan. Currently am living in Oxon Hill Md and am renting a 2/2 for 1500. 1700 w/ utilities.

We wanted to house hack but there are no homes currently available for renting the basement. My realtor is saying we should buy in the Falls church area because of appreciation due to Amazon HQ2.

The homes are 350-400k and currently rent for 2300-2500. Doesnt seem that good of a deal to me..

Should I buy a cheap place for 150k over in MD by the bridge as I can also rent in the future for 1500-1700? Or should I buy off LOCATION?

I have 15k cash and am AD military so my housing allowance is 2300.

Perfect world for wife and I would be house hacking a townhouse close by the Falls church area.
