@Patrick Britton @Mary Kay Robinson Thank you so much for the analysis and information. I think the good economy of Bellingham and Seattle is trickling to Skagit County, and Skagit is considered a bedroom community for Everett now, so I believe that Boeing statistic. I keep looking for properties in MV, on the hill and not in the flood zone. The flood insurance requirement will be lifted for downtown Mount Vernon in a couple of months when the riverbank project is finished, and I believe more business will come to the downtown core.

Great tip! I made my own font on that website, and it was so easy. But I've only done it to write letters to my grandma. I hope your letter campaign is successful!

I like it! Very friendly feeling with lots of information. I like family photos, and all the links.

I've seen other lead website that have a "contact me" form on every page, top and bottom. I think people like just leaving their name and number, and let you do the calling. If you give them more opportunities to quickly type in their name, they are more likely to do it. So give them the opportunity on every page, as fewest clicks is most idea.

I've seen a lot of people use Investor Carrot or Lead Propeller for website. They are geared towards generated leads. There are many discussions about those services and more on BP, just search for them. Or go to their websites to see what they look like.

I like SquareSpace in general, it is very clean looking. Some people say the investor websites are more effective when they are cluttered and busy looking (similar to Amazon.com). But I don't know why, since I personally prefer a clean website (I'm also not a distressed home owner either). Best to you!

Or just type in AJbuyshouses.com, or JulieBuyshouses.com, or Timbuyshouses.com, you get the gist.

Welcome to BP! I'm sure you will meet some great people in your area through this forum. I'm more to the north side of Seattle, but glad to see more people from Washington State. I've found the flip market in King and Snohomish to be very hot right now. Best to you!

Thanks guys for all the replies.@Benjamin Timmins @Chris Sukala@Steve Babiak@Todd Plambeck@Royce J. I know I can get an accurate price from contractors in my area, and I can probably do it myself (with the help of my dad). Luckily in this new build home, the location of the proposed laundry facility is on the main floor and on an outside wall in a closet. It is directly on the other side of the bathroom sinks and toilet, the crawlspace is large, the electrical would go about 100' from garage panel. I'm not sure about the load, but in this new house, I would assume there is enough.

I was more looking for people who have installed this configuration in their rental home, and their costs and return from having the hookups.

Sounds like a headache, and something I would not want to keep dealing with. I'd break up the deposit into two payments in two months, max. I don't know the tenant laws on not paying deposits in this situation, but I say, if she can't pay the deposit, then she's out. Then you can start over with a new tenant on your terms. From your narrative, I definitely would keep her month to month. Good luck!
