Just for a follow up on the dishwasher decision, I went with white.

1. White matches the brand new refrigerator, I like the consistency.

2. From all y'all's advice, I believe white will hold up better than SS in a rental house.

3. It's a rental house with 3 nice boys living in it, but they don't really care.

4. It's an original 1990s oak cabinet kitchen with laminate countertops, it's doesn't need the SS upgrade.

I went to Home Depot and picked out the $299 Whirlpool (on sale from $399). My dad says Whirlpools are the easiest to repair. I paid $24 for the kit of hoses, and $10 for the electrical plug, and $79 for delivery and installation. For a total of $412, I have a white dishwasher installed in my rental.

@Ryan MurphySo for the payouts from the bank, obviously the seller gets paid the full purchase amount from the bank. The construction costs though, they don't get paid out to the contractor until the work is complete? The bank doesn't just pay a nice lump sum up front and the contractor gets to use the money? I'm just dreaming, I know. What about if the schedule of values changes from the original estimate to the actual construction? What do the banks do about change orders or if the repair values are more than estimated?

I really like the fresh look, and it is actually more intuitive for me. Of course, it will take me a couple minutes to get used to the new look, but I really like it. Well done!

Maybe they all moved to Seattle, we have no vacancy problems here. Interesting to analyze your local market, that's a lot of new apartments on the market, and it sounds like the homes are attractive to people too.

I was just thinking of doing the same thing, but haven't yet. I was told to get a lawyer to draw up the paperwork, he shouldn't charge more than one hour of his time to complete the entire thing. And no, I don't believe there are any tax impact. But talk to a real estate lawyer.

Wow! What a big rehab. Not every day do you see the elevation of the house change so much. What a great way to add square footage. What were the stats of the house to start and to finish?
