@Account Closed The one time recently the hose spigot froze we (my dad) fixed it with minimal time and labor, and we didn't end up charging the resident in good standing.

Maybe you won't be able to recover the costs. Can your security deposit go toward it at the time of move out? Small claims court? Or can insurance (your homeowner's or their renter's) cover the expense?

@Kate B. Require your residents to have renter's insurance and it should pay for their stays away.

@Account Closed In our rental agreements for single family dwellings, it is required that the tenants keep the hose off the spigot from Nov 1 - March 31. Any pipe bursts from an attached hose is their responsibility. You can definitely put something in your lease that the negligence of the resident is not the responsibility of the owner.

I'd love to hear from more construction side of the investing. People who do ground up or have a background as a general contractor, or people that know the ins and outs of the building trades.

Along with the rekeying question, how does everyone lock their doors? I do the deadbolt lock system with a passage lever so that no one can lock their keys in the house.

We change the lock immediately after the resident has vacated. Every lock is keyed to be operated by one master key. We have a Schalge locksmith set and repin the cylinders if needed. We also have a key copying machine.... is that too much?

@Dean Attali I'm sorry for all your troubles, that sounds like a nightmare tenant. Another example of why I like my month-to-month rental agreements. I would just ask him to leave and the issue would be resolved. Or I could even raise the rent to cover all of his costly expenses.

@Michael Jones Good thing it's not severe enough for the police! I definitely could ask them both to leave, they are on month to month agreements.

@Lisa Kattenhorn If you were ever to get into any eviction / court issues with him and the judge wants to see the amount of rent paid, you want it to be accurate and all accounted for. Just for the accounting sake have him pay you the rent, and give him the money for the work right back to him. Easier now, but it could get messy in the future. This is a business so treat it like one.
