I have heard about the Cape Coral area and considering investing there.  What about just north of there in Port Charlotte?

Hi,  I thought I would revive this again.  I am not sure why there is not much traction here.  Also, on the hunt for a good PM and even a good team in Indy - which areas for buy and hold long-term, etc.

@Aj Parikh  Yes, I have done some OOS before, but they were areas I have lived and known.  Being OOS makes it even more important to find the right team.  I have seen Martel before, so I will check them out.  I am also a subscriber to Roofstock - I will PM you on your experience - thanks!!

I will jump in here as a 14 year part-time, buy and hold, slow and steady investor with a full-time job and a family.  I am by no means an EXPERT In real estate, but I have made some observations over the years. There are 10 different ways to invest in real estate and 100 pros/cons for each and 1,000 opinions on all of it.  At the end of the day it is a balance between low risk/high risk and time/money.  The only true  "bad" investment is one where you lose value, whether that is time or money is up to you.  

I have learned with most investments/projects (or just life in general) you either have time or money, rarely both for most of us. So are you willing to trade time for money? BRRRR/flips/rehabs. Is your time more valuable? Turn-key. Each one of these can be good/bad and what is MOST important is having the right team in place. And the end of the day, YOU decide what numbers work for you. If you are interested in more of the transactional type deal and market at hand (day trader), appreciation may not be a factor. But if you are interested in a long-term strategic approach, A/B nice area, cash flow may not be the best, but you will have appreciation. Can be hard, but not impossible, to find both.

Some people say leasing a car is a waste of money, some saying going out to eat vs. cooking is a waste of money, and some say turnkey is a waste of money, but if it aligns with YOUR lifestyle/family/career/finances/risk-aversion, don't worry about the naysayers. There are a TON of A-type personalities here-it comes with an entrepreneurial mindset, so you won't find a lack of opinions. You just have to sit down and look at your goals and how much participation you want in the REI world. Overall, it is a good place to be.

Hi BP! I have researched turnkey providers on this forum for awhile now and I am aware of the and pros/cons, so I am less looking for the philosophy because I know everyone on BP has an opinion on this. LOL. For my life right now, and as an OOS investor, it is the best option, even if it is not the "best" option. I am ready to purchase a SFH in the right market. I would prefer to hear from customers of these companies who can give me unbiased feedback on the TK process, not the TK companies themselves. Although, eventually I would like to reach out to them, too! I have talked with several, but would love to keep my options open and hear about others. Looking for companies with solid reputation who build quality products, and have a team in place, specifically a solid PM. I prefer the SE, but am open to other areas if the numbers are right. I am looking for long-term buy and hold SFHs in growth areas in A/B neighborhoods in the <275K purchase price. Appreciation and growth are the most important, but some cash flow would be nice as well.

I. too am interested in the market in Central FL, now in 2021. Long term buy and hold.  Appreciation.growth, and safe neighborhood more important than large cash flow. I am guessing Orlando does not make sense unless it is a tertiary market, which are...? Or Ocala/Lakeland/st cloud??
