I am a full time wholesaler in the Seattle market where wholesale fees easily avg $10,000 or more. In order to make a living off wholesaling (and Ideally get list-backs), you need VOLUME. In order to get volume, you need to mail out a TON of direct mail, door knock, etc. That means you get a ton of calls, have to go on a ton of appointments, do a ton of analysis & lock up deals. The MLS is a waste of time here except for a select few players who have all the cost savings in place to dominate. So, I think the hardest part of wholesaling, with a full-time wholesaling business, is keeping a good team in place as well as having a killer automated and well oiled system in place to handle the volume that is required to scale = make a living (we use Podio and it is AWESOME). It's actually easy to generate leads & get deals sold, but it's harder to scale the business and manage your team so you can generate & handle the volume. A 1 person business is very limiting in what you can accomplish. Also the key to winning in wholesaling is follow up with your leads, so you must have a very efficient way to manage your leads for easy follow up.

@Julian Jones  You don't need to be clever at all.  It's quite simple, but no one seems to do it consistently.  Here's the secret sauce.....consistent direct mail marketing, big time follow up, send out contracts, have a buyers list to wholesale to.

Don't over think it!  Just GO FOR IT!  Don't worry about websites, business cards...any of that.  Just send out the mail before you do anything else. Get the phone ringing and call a local mentor to help you when you get a hot lead.  Everyone at BP is here to help also!

@Kyle Cabral  Great question!  Just to give you a simple answer, 

We take 15% off the top of the gross income of each deal and put that back into our marketing budget before we pay our team their cut. This is 15% off the top before any expenses related to the deal. This is simple and does not dive into ROI or high level marketing analysis, which is needed for sure once you are rolling. I am just sharing what my team has done that worked to get us kick-started before we had enough data to REALLY, REALLY focus on our metrics. Now that we have enough metrics to get a read on things, we are focused on tweaking our marketing to be as effective as possible, a never-ending process. Once you get ahead on profit, you'll understand that you need a lot of volume of leads to make it in this business as a full-time investor. You've got to start somewhere and just go for it so you don't get analysis paralysis. Also, you need a combination of paid marketing and self-generated marketing in your business. Spend time on both. Just make sure (do the best you can) that you are mailing to a good list. Hope this helps!

@Austin Davis Hi Austin! Look at where the property tax bill is mailed to and send your DM there if it is a residence. If the property tax bill is not mailed to a residence, it might be mailed to a property management company. In that case you would need to dig deeper to find an actual owner name. Looking up the members of the LLC i(state of WA corporations website) might take care of that, but then you need to track down the actual owner through PeopleSmart.com or some service like that. That's my quick two-cents.
