Hi Brad-
One more hi from another Northern CA investor. Lots of good properties around here. I know I am looking forward to attending the meeting Al Williamson has scheduled at the end of January and meeting more local investors. Also, this BP site is just amazing; I could spend 24/7 on it but there's just too much to do to read and listen that much. Good luck to you.

Hi Jeremy-
I have a few rentals in S Sac and one in S Natomas. Just FYI, all need flood insurance. The S Natomas home rented fast and well and has stayed rented, as has one S Sac home (a little further south than you are looking--near kaiser/Bruceville area). I have a couple of condos near there that are harder to get rented, but boy is the cash flow great when they are rented!
My rents haven't gone down in last few years, but they certainly haven't gone up.
I am anxious to look at Al Williamson's blog about Oak Park and his 'battlefield lessons'. I have a couple of properties that qualify for that. DelPaso area can also tend towards the battlefield zone.
Good luck. I think rentals and cash flow are where it's at for sure. I'm always looking for more myself.

John and Matt--yes, I would love to pursue mobile home parks and may be in touch to talk, see where you 2 are having MHP success. Not sure California is the place to be for MHPs!
Bri--Busy, yes, but that's what it takes, isn't it!? What part of Alameda Co are you from?
Brad--I've been doing some direct mail, but need to ramp that up to be successful. That is one of the things I am going to do before 2013 ends. How is investing in Marysville? Seems like a good place to be working.

I, like many others I see here, have been a BP lurker for some time. Such great content here and it's time to step in.
I live in Sacramento and have rental properties here and in Woodland, which I currently manage myself. My goal is to buy more rental properties over time, and would love to purchase a mobile home park in the near future. I have done 8-10 flips, but still work full-time which make those more difficult. But even more difficult is finding properties to flip right now. Looking to find advice on marketing from BP.
I have 3 kids, one who works with me on my properties. I have partners that live and/or invest in other areas of California (Napa, Oakland). Keeps life interesting.
I hope to connect with other investors on this site. There is so much knowledge here and it appears that most of you are very generous with your time and knowledge, which is great. I hope to do the same.
